Urban Development MasterPlan is a company dedicated to the planning and formulation of urban projects, with experience in large-scale projects such as the Bavaria partial plan, and a team of architects with expertise and knowledge in urban regulations, as well as the planning, management, and filing of projects.
During my internship, my work involved supporting the modification of various partial plans for urban renewal, aiming to address observations and achieve their filing. Additionally, I participated in the preparation of urban capacity studies, which allowed me to gain extensive knowledge in urban regulations, various types of urban planning treatments, and concepts that contribute to the comprehension and understanding of city construction.
OTHER WORKS
The Bancafé partial plan is located on Carrera 30 and Calle 13, and aims to carry out an urban renewal approach which contains elements of public space as well as a mixed-use proposal with a focus on residence, within an industrial zone such as it is aranda bridge.

In the dynamic context of a constantly evolving city like Bogotá, urban planning becomes an essential component to guarantee sustainable development and improve the quality of life of its inhabitants. In this sense, the implementation of a partial urban renewal plan stands as a strategic tool that goes beyond the simple aesthetic transformation of the environment; It is a means to revitalize and enhance the vitality of urban spaces.
The Bancafé partial plan is surrounded by Carrera 30, Calle 13, Calle 12b and Carrera 31. These road profiles undergo modifications in terms of transfers of public space and the layout of the plaza.

The Bavaria partial plan has many changes compared to its first formulation in 2017, the current version has been in progress since 2021 and during the internship period it had some changes based on observations received by different entities.

IMPORTANCE OF THE BAVARIA PARTIAL PLAN FOR THE CITY AND MY PARTICIPATION
My work focused on the correction of the existing planimetry and the area tables of the partial plan. This was carried out considering the modifications made to Alsacia Avenue, which had an impact on the equipment system, public space, road system and the environmental approach. As a result of this task, I acquired skills in the use of programs such as AutoCAD, Excel and ArcGIS, in addition to expanding my knowledge of urban regulations. This process not only involved technical improvement, but also a deeper understanding of how alterations to an urban component holistically affect the partial plan.
The Master Plan company has demonstrated an exceptional commitment to integrating practices that respect and promote urban biodiversity. The careful planning and execution of the project has allowed the conservation of green areas, creating a harmonious balance between urban development and nature.
The importance of the Bavaria Partial Plan lies not only in its aesthetic and functional impact, but also in its contribution to the quality of life of the inhabitants of Bogotá. Preserving green spaces not only improves the aesthetics of the city, but also provides environmental benefits, such as air purification, mitigation of urban heat, and promotion of a healthy environment.
In summary, the Bavaria Partial Plan, led by the company Master Plan, has not only been a driver of urban transformation for Bogotá, but has set a high standard by emphasizing the importance of maintaining and promoting vegetation. This comprehensive approach reflects a long-term vision for a more sustainable and liveable city.

My contribution to this project has been in the preparation of space studies and in supporting the creation of corresponding presentations. These actions have been carried out in strict adherence to Decree 555 of 2021, thus ensuring the alignment of the project with recent urban regulations. This strategic approach not only seeks to optimize the existing space, but also to diversify and adapt the use of Grupo Éxito's facilities, addressing the changing demands of the urban environment and the opportunities offered by the current regulatory framework.
The purpose of the capacity of an urban project is to determine the number of homes, the space allocated for businesses in square meters, as well as the possible uses permitted in accordance with current regulations and the specific requirements established by the client. This process seeks to achieve a balance between the client's needs and expectations and the applicable urban regulations, ensuring the viability and compliance of the project with the legal standards and the goals set by the interested party.

Grupo Éxito has chosen to carry out a partial remodeling of several of its stores in Bogotá, with the intention of reducing the current surface area of its warehouses and proposing new uses, such as the incorporation of homes or the introduction of large-scale businesses. different from supermarkets.

Tools such as Illustrator and AutoCAD are essential in the creation and representation of road profiles. Illustrator offers the ability to generate clear and attractive visual representations, while AutoCAD provides technical precision and functionality. The combination of these tools allows urban planners and designers to translate abstract concepts into detailed graphic representations, facilitating effective communication with different stakeholders.

Furthermore, urban regulations, such as those established in municipal codes and regulations, are the guide that guides the development of urban profiles. My experience in the development of urban profiles for the company MasterPlan has been an enriching journey that has contributed both to my professional growth and to the significant contribution to the development of innovative urban projects. By immersing myself in this work, I have not only acquired technical skills and specialized knowledge, but I have also understood the fundamental importance of urban profiles in shaping cohesive and functional urban environments.
In the process of urban profiling, I have cultivated a deep understanding of the interconnection between terrain topography, road planning and the harmonious integration of urban infrastructure.
